(Stone House Development's 2015 Proposal for the Madison Dairy Property)

This a new proposal from Stone House Development, replacing the 2014 proposal that included a concert venue. That component is not present in the new proposal.

Phase I of the development is proposed for the western half of the block, while Phase II for the eastern half will be proposed sometime in the future. Only Phase I is being proposed at this time. Phase I includes about 65 apartments in a 3- to 4-story building along E. Mifflin and the north half of N. Brearly. The units in that building would be mostly affordable housing. Other features of the proposal include a 10-story tower along E. Washington with about 130 market rate apartments. Those apartments would be atop ground level retail space with office space on the 2nd and 3rd floors. A 372-stall parking ramp with a rooftop green space would be between the tower and the affordable housing units.

*** This project was approved and Stone House received WHEDA tax credits for the affordable housing component. WHEDA has also approved additional lending for the project, allowing for additional units with income restrictions in the tower. The City's TIF component was also approved. The high rise (The Lyric) and parking garage are open and renting. The larger commercial spaces are rented and businesses open. The 4-story apartment building along Mifflin/Brearly that will be primarily affordable units (The Breese) should be renting by Jan. 15, 2018. There is still no word on plans for the eastern portion of the block that was earlier proposed for Summit Credit Union’s headquarters, but Stone House has purchased the Car-X building. That business has moved to near the corner of E. Johnson and E. Washington
