Original Plat for Tenney Park New Residential and Commercial Development
Issue: The Tenney-Lapham/Old Market Place Neighborhood has a number ofsites available for infill redevelopment or adaptive reuse of existing structures. (See Redevelopment Section for further details. The key tosuccessful neighborhood-based projects will fall upon the fulfillment ofthe long-term vision of the neighborhood and the ongoing participation ofthe neighborhood associations and residents. GOAL RECOMMENDATION IMPLEMENTATION Goal 6: Monitor the redevelopment of key sites in the neighborhood. Redevelopment Areas 1. Encourage prompt redevelopment of key development tracts in the neighborhood. (See Redevelopment Section for further details.) The key sites for redevelopment are the Reynolds property (600 block of E. Dayton) and the Trachte property (1400 block of Mifflin Street) for predominantly residential development and the Yahara River Parkway for predominantly residential, mixed-use,and recreational uses.

2. Ensure developments which provide a diverse economic mix of housing (low, moderate, and high income housing) coupled with appropriate retail or commercial space meeting the needs of neighborhood residents. Investigate redevelopmentstrategies for prompt development of larger sites, including redevelopment plans, tax increment financing (TIF) districts, revolving loan fund, or other appropriate redevelopment tools. Give priority to innovative housing initiatives, such as co-housing and community land trusts. Urge the City to use tools available to accomplish site improvements.

Neighborhood Participation 4. The Joint Housing Committee will be responsible for reviewing strategies with the City, developer(s), the Chamber of Commerce, and business persons to ensure compatible development of the Yahara River Parkway, Reynolds property, Trachte property, and other large redevelopment sites. Ensure that neighbors in the immediate vicinity of the sites are invited to provide input on site development. TLOMP Neighborhood Associations
